Who is The Homebuyer Coach?

Joe Bartlett started in the property industry in 2007 with experience in both Lettings & Estate Agency. He now runs his own mortgage brokerage, Mortgage HQ. During his time in these industries, he's discovered that there is much more to buying a house than just choosing the right mortgage. Joe's aim is to help and educate new buyers to understand the process of buying their new home, from saving a deposit to collecting the keys.

So, what's different?

Buying a new house should be one of the most exciting things you can do, so leave the work to us! The Homebuyer Coach will help you understand ways to save your deposit, help guide you to improving your credit score and give you tips and tricks on how to negotiate with estate agents and vendors.

THE PROCESS.
Step 1
Get prepared
We'll have an initial chat to run through your property goals and develop a clear plan on how to achieve them. We'll discuss affordability, budget and run through tips and tricks that will help you secure your dream home.
Step 2
Mortgage in principle
With the information gathered, it's time to obtain a mortgage in principle. This is a certificate from a lender showing that you're able to borrow the required funds.
Step 3
Make an offer
Armed with a Mortgage in Principle, you are now in a position to find your dream home! Once you've found the right one for you, you'll need to make an offer. This is usually done through the estate agent.
Step 4
Apply for a mortgage
Congratulations! Your offer has been accepted. Now you'll need to apply for the mortgage. Your broker will check to see if any of your circumstances have changed, and then will provide a recommendation on the right mortgage for you.
Step 5
Instruct a solicitor
You'll need a solicitor to handle the legal process involved with transferring ownership of the property to you.
Step 6
Property survey
The lender will arrange a basic valuation on the property. This will ensure the property is worth what you've agreed to pay for it. You may also want to arrange your own survey on the property that will identify any potential problems.
Step 8
Collect your keys!
Time to pop the champagne! You've completed! Get ready to pick up the keys and move in.
Step 7
Mortgage offer issued
Once the lender has carried out their underwriting checks, they will issue the mortgage offer. The solicitor will check through to make sure everything is in order. They will then exchange contracts - this is when you'll pay your deposit to your solicitor.
Once you've had an offer accepted, you'll work with Mortgage Brokers with access to 90+ lenders and 12,000+ mortgages.

Your home may be repossessed if you do not keep up repayments on your mortgage.
There may be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances.
The fee is up to 1% but a typical fee is £499.
